Anchored by historic school building, redevelopment project brings 82 rental units to St. Louis’ Hyde Park neighborhood.

“Green building” took on new meaning when we first inspected the Irving School building, which literally had a tree growing through its roof. Located in historic Hyde Park and financed with both historic preservation and low-income housing tax credits, this project included the gut renovation of Irving School and nine other buildings, as well as new construction of seven single-family homes. Renovations included new roofs and historic windows, significant masonry restoration, all new mechanical, electrical and plumbing systems, and all new interior finishes. The new infill, single-family homes incorporated wood frame structures with brick veneer, vinyl siding, wood roof trusses, and asphalt shingle roofs. The development also included an extensive sitework package, consisting of new utilities, sidewalks, parking areas, fencing, and landscaping.
