Historic preservation and new construction combined in energy efficient North St. Louis development.

Located in St. Louis’ historic Ville and Greater Ville neighborhoods, the St. Ferdinand Homes II project involved demolition of 15 buildings, construction of nine new buildings, and gut rehab of 3 historic buildings, comprising 43 apartments and 1 rental office. Financed with both historic preservation and low-income housing tax credits, renovations included significant masonry restoration, all new mechanical, electrical and plumbing systems, new roofs, new windows, and all new finishes and appliances. New construction included slab-on-grade, wood framed structures, with TPO or gabled asphalt shingle roofs, brick masonry, Hardie and vinyl exteriors, and all new systems, appliances, and finishes. The development also included an extensive sitework package, consisting of clearing/grading, new utilities, sidewalks, parking areas, landscaping, and a new neighborhood park. The project met Enterprise Green Communities and EnergyStar standards.
