Located in St. Louis’ historic Dutchtown and Gravois Park neighborhoods, the Chippewa Park project involved the gut rehab of 16 buildings into 46 apartments and 3 commercial spaces. Financed using both Historic Preservation and Low Income Housing Tax Credits, the renovation included significant masonry restoration, all new mechanical, electrical and plumbing systems, new roofs, new historic windows and all new finishes. The development also included an extensive sitework package, consisting of new utilities, sidewalks, parking areas, fencing and landscaping. Chippewa Park met Energy Star standards and followed National Association of Home Builders sustainable design guidelines for substantial rehabilitation.
