Renovation of an occupied, 8-story apartment building for seniors and persons with disabilities.

Financed with low-income housing tax credits, and part of the Columbia Missouri Housing Authority’s multi-year plan to upgrade its aging housing stock, the Oak Tower Apartments project involved the renovation of an 8-story apartment building for seniors and persons with disabilities, comprising 147 units. Sitework included new sidewalks to meet ADA requirements and resealed parking lots. Interior improvements included the modernization of two passenger elevators, including updates for ADA requirements, rebuilding of a freight elevator, new HVAC, including exterior underground geothermal system of 60 wells to feed and loop the system, plumbing fixtures, water heaters, flooring, windows, cabinets, appliances, range hoods, exhaust fans, etc. Eight units were rebuilt to meet ADA requirements. Renovations were completed while residents remained in the building.
